Steelport’s in-place zoning supports a diverse mix of industrial and manufacturing uses, accommodating logistics centres, traditional and advanced manufacturing, and production hubs.
The industrial history on this site does not end. It develops and evolves, woven with nature and intersecting with the city around it.
An advanced manufacturing, clean energy and digital infrastructure district, aligning the next era of industry with the urban experience of Hamilton.
The vision for Steelport aims to keep Hamilton’s industrial
legacy alive.
It promotes an outlook whereby the industrial history on this site doesn’t end; rather, it continues to develop and evolve to become the epicentre of Canada and Ontario shifting economies, woven with nature and encompassing the Hamilton community.
This framework for advanced manufacturing, clean energy and digital infrastructure in Hamilton aligns the next era of industry with the urban experience of Hamilton. This means thinking in terms of hybridity – embracing the mix, convergence, and the wonderful complexities of place, environment, and the public realm amongst a new generation of industrial and employment blocks. And it certainly means the renewal of priorities in relation to landscape, infrastructure, and sustainable energy to reflect the climate imperatives of our time.
Steelport is roughly the size of New York’s Central Park, and more than twice the size of downtown Hamilton.
Advanced manufacturing, logistics, businesses, education and research, digital infrastructure, and public spaces.

Steelport’s in-place zoning supports a diverse mix of industrial and manufacturing uses, accommodating logistics centres, traditional and advanced manufacturing, and production hubs.

Transforming the site from a carbon-heavy former steel mill into a hub for clean energy infrastructure, using existing on-site power and water systems to ensure there are no negative impacts on Hamilton’s public infrastructure.

Steelport is exploring the potential development of digital infrastructure that could serve Canadian universities, colleges, research labs, start-ups and the private sector, positioning the site as a national hub for innovation.

Steelport is working with Hamilton Community Enterprises and other collaborators to study the feasibility of an on-site district energy system that would recapture waste heat, offering a low-cost source of decarbonized waste heat for tenants and potentially the downtown core.

Steelport will transform the former Stelco lands into a new point of connection for the Hamilton community. By unlocking parts of the waterfront that have been inaccessible for generations, the master plan creates a vibrant network of public green spaces and trails.
These areas are designed to integrate the employment campus with the natural environment, providing Hamiltonians and visitors with direct access to the Hamilton Harbour and ensuring that Steelport remains a community asset for decades to come.

The Waterfront holds the potential to reactivate a Hamilton Harbour shoreline that has been cut off from public use for over a century.

The Battery vision would preserve components of Stelco’s iconic Coke Battery structures, transforming the core of Hamilton’s industrial legacy into a hybrid space for creative production, culture, and community gathering. Steelport is looking for public sector partners to help unlock this vision.

The retained structure of the Pipe Gallery could operate at a human scale, creating a “main street” feel along a linear spine of commercial micro-industry, supporting daily operations at Steelport.

Steelport’s road networks have been designed to be at least eight metres wider than the City’s standard industrial nodes. This extra space accommodates buffered multi-modal trails allowing for comfortable pedestrian and cycling access among the larger industrial spaces. The landscape buffer will also sustainably manage storm water on-site without burdening the City’s stormwater infrastructure.

Stelco once operated over 100 km of rail lines on site to support its operations. Today, Steelport benefits from this legacy infrastructure with active yards still on site that are directly served by Canadian National. Existing rail infrastructure will be realigned with the new Steelport master plan, continuing to offer service to future tenants.

The western shoreline includes a 1.4 km dock wall, the longest on the Canadian Great Lakes. The dock wall is capable of supporting the largest ocean faring ships that can pass through the St. Lawrence Seaway and allows for direct to truck and rail transloading facilities, helping to unlock new potential trade routes.

Along the northern shoreline, Steelport’s blocks get smaller, transitioning to a lighter scale from larger manufacturing blocks. The Innovation District is designed to attract research and development, academic, and lighter forms of manufacturing uses integrated with convenience amenities. Development throughout the Innovation District will be designed to complement waterfront access where possible.

One of Steelport’s most distinct elements is its size and ability to attract large scale manufacturing. The master plan’s road network is designed to maintain large scale blocks at the centre of the plan, up to 250 acres, that can support large scale manufacturing and logistics uses.

The project is currently progressing through planning and technical reviews as initial servicing and access road construction is anticipated to begin in 2027.

As a Canadian company whose co-founding partners grew up in Burlington with ties to the Hamilton community, Slate acquired the Steelport site in 2022 with an ambition to reimagine the 800 acres of underutilized land into a new hub for jobs, investment, and innovation for the residents of Hamilton.
The Steelport site is situated upon the traditional territories of the Erie, Neutral, Huron-Wendat, Haudenosaunee and Mississaugas. This land is covered by the Dish With One Spoon Wampum Belt Covenant, an agreement between the Haudenosaunee and Anishinaabek.
